Occasionally the team at Cook General Contracting are asked to do a white box or vanilla shell project for their clients. However, they are also often asked what “white box” means. This term is often used for a commercial real estate project that leaves a space as a large white room with no interior walls, paint, wall coverings, plumbing fixtures, upgraded electrical, or other finishes except for what code requires.
White Box Build Outs
White boxes are created for commercial property as a blank canvas that gives the future tenant plenty of room to create and design the finish they want when they move into the facility. A white box comes ready for tenant improvements, which are to be completed once the lease agreement has been negotiated and executed.
